The National Association of Realtors reports that 2012 saw total home sales at their highest level in five years and the lowest housing supply since May of 2005. Signs continue to indicate an improving housing market, spurred by low interest rates, less inventory, and rising demand. The recovery in the housing market continues to pick up steam, as home prices posted the biggest percentage gain in more than two years in the latest reading of the closely followed S&P/Case-Shiller index.

The housing market is showing improvement in Western North Carolina and around the country. The index showed prices up 4.3% in October compared to a year earlier. That’s the best improvement since May 2010. But that earlier increase was due to a temporary spike caused by a homebuyers’ tax credit of up to $8,000 on homes purchased in late 2009 and early 2010.

This latest rise comes as the housing market has shown numerous other signs of recovery in recent months. A combination of near record-low mortgage rates, lower unemployment and a drop in foreclosures to a five-year low means there are more buyers interested in purchasing fewer available homes. That in turn has lifted prices.

How to Play the 2013 Housing Market

October marked the fifth straight month that the index has been up on a year-over-year basis.

The improvement in housing market fundamentals has helped to lift the pace of both home sales and home building. But even with the latest rise in prices, the index is still down 29% from the peak reached in June 2006.

The bounce back in prices likely will be another positive for both purchases and construction in the year ahead. Higher prices give current homeowners a better chance to sell their home and get the down payment they need on their next home purchase. They also encourage buyers who may have been on the sidelines because of uncertainty about home prices’ direction that now is the time to buy.

Of course, home builders will benefit from higher prices and increased demand. Major home builders such as PulteGroup (PHA), Lennar (LEN), KB Home (KBH), D.R. Horton, Inc. (DHI) and Toll Brothers (TOL) have all enjoyed better than a 50% rise in their stock price over the last 12 months, with PulteGroup’s stock nearly tripling in value.

The increases in volume of home values were widespread in this latest reading, with only two of the 20 cities tracked by index showing modest price declines from a year earlier. Prices were down a little more than 1% in Chicago and New York.

The greatest rise was in Phoenix, one of the cities hardest hit when the housing bubble burst. Prices in Phoenix were 21.7% higher than in October 2011.

Nationwide fund-raising effort rolls out with online campaign to build first FlyLady/Habitat house in
Transylvania County

 

BREVARD, NORTH CAROLINA (November 13, 2012) – In February 2012, Transylvania Habitat for Humanity made its first foray into social media when it launched its Facebook page. This week, with the help of Brevard resident and Habitat for Humanity International celebrity spokesperson Marla Cilley – aka “The FlyLady” – and a team of Habitat for Humanity software developers based in Atlanta, the western North Carolina Habitat chapter launches a social media-based fund-raising effort that is hoped will raise thousands of dollars for Habitat in the coming years. FlyLady Build Project is an online fund-raising campaign, championed by Cilley (home organization expert and best-selling author), with the objective of raising enough money to build one Habitat house in Transylvania County. “My hope is this will be the first of many houses we build across the country,” Cilley says. Indeed, long-term objectives of FlyLady Build Project are to help other local Habitat affiliates in the United States similarly raise money to build houses. “But today, I’m excited to get to work and watch the walls of this very first house go up, right here in my own hometown of Brevard,” Cilley adds.

The online link (www.share.habitat.org/flyladybuildproject) is closely integrated with social media platforms, including Facebook, Twitter and Pinterest. Visitors to the online donation page have the ability to post comments, view videos, share activity with friends, create fund-raising teams, and make donations.  The first phase of the project, kicking off today, is a 60-day campaign to raise $111,000, the amount needed to build one house in Transylvania County. “I hope we can build a whole subdivision of houses,” says Cilley with enthusiasm. “With support from our community here, and the our caring community of FlyBabies
around the world, I know we’ll succeed.”

In June 2012, Transylvania Habitat for Humanity celebrated the grand opening of its new ReStore thrift store at 690 Ecusta Road in Brevard. In October 2012, the chapter unveiled their redesigned web site (www.transylvaniahabitat.org). “It’s been a busy and blessed year for us,” says Don Campbell, Transylvania Habitat Board President. “We’re looking forward to next year, and very excited about the FlyLady Build Project launch. It’s yet another tool to help us raise funds to help provide decent, affordable housing for deserving families in our community.” Since 1984, Transylvania Habitat for Humanity has provided 53 partner families with homes that are purchased through interest-free mortgages.

As we slide quickly into the bottom half of the year, many Western North Carolina home owners have been questioning just what this new 3.8 percent home sales tax that comes as part of healthcare reforms will mean.  The answer: not much.  The fact is that only a few home sellers will be subject to this tax, which takes effect in 2013.

Under the new tax law, only those who meet a minimum income requirement ($200,000 per year for individuals and $250,000 for married couples filing jointly) pay the sales tax.  Further, the tax does not apply to the first $250k on profits from the sale of your personal residence for an individual ($500k for married couples).  So for the average – and even the well above-average – home sale, there is little to worry about.   According to the National Association of Realtors, half of all existing homes sold for $189,400 or less in June, since none of those sales could possibly generate a $250,000 profit, none would be subject to the tax.

So who pays?  For the couple making $260,000 a year, a sale of a $850,000 home that nets them $525,000 in profit only results in a 3.8%  tax on the $25,000 amount over the $500,000 exemption.  This means that in addition to the standard capital gains tax, this couple would pay an additional $950 as part of the health care tax.  For the executive who makes $300,000 per year and sells his $475,000 vacation home for a $75,000 profit, the tax amounts to $2850. Thus, the healthcare tax isn’t going to apply to most of us.  However, this does not apply to second homes or investment properties so it is something to factor in as you prepare to buy a home for these purposes.

Fall Captured in the Blue Ridge Mountains - HomeInBrevard

Each fall, the Asheville and Western NC area attracts visitors from around the U.S. to take in the colorful landscape this region offers.  Given the 5,000 feet of elevation change within 50 miles of Asheville, the Blue Ridge Mountains offer one of the longest-running leaf color shows in the United States.  

Colors begin to change early October at the highest elevation areas in Western North Carolina and work their way down to the lower elevations by the end of October and into the first weeks of November. Both elevation and weather patterns have the biggest factor in Mother Nature’s Color Show…an early frost speeds up the leaves turning colors and warmer fall weather allows the leaves to stay on the trees and in full color for an extended period of time.

October 4-12:  Highest elevations are located north of Asheville which offer 5,000 feet and higher – this is in the Grandfather Mountain and High Country area of Western North Carolina.  

October 10-19:  Leaf colors increase in elevations above 4,000 feet in the Highlands, Cashiers and Lake Toxaway areas, southwest of Asheville.  Here, not only can you see fall color but you’ll see beautiful waterfalls as well.  

October 15-24:  Mountains surrounding Asheville in the 3,000 and 4,000 foot elevation range in places like Waynesville and Sylva which are 30 minutes west of Asheville.  Waynesville is home to a quaint downtown area, filled with one of a kind shopping and restaurants and throughout the year, local entertainment. Similarly, Black Mountain which is a quick 18 minutes east of Asheville offers a downtown of yesterday.  Birthplace of Roberta Flack and home to Billy Graham’s estate, Black Mountain is a quaint town, ideal for year round living.  North of Asheville, by 30 minutes is the town of Burnsville which has been a dry county for years, therefore merchant shopping and dining isn’t near as plentiful as areas such as Waynesville and Black Mountain.

October 20-30:  Asheville, which is situated at about 2,000 feet in elevation lights up with color about this time.  If you have ever wanted to visit the Biltmore Estate, this is the 10 day period where leaves are usually at their peak.  Retirement-popular town Hendersonville is also a place to mark as one to visit as it offers small town charm in a welcoming environment.

October 24-November 5:  Last but not least is the Lake Lure area, which is 30 minutes south of Asheville and known as the ‘Thermal Belt” area.  This scenic lake is home to movies such as “Dirty Dancing” and “Last of the

Mohicans”.  Lake Lure is home to Chimney Rock State Park.
