The recovery in the housing market continues to pick up steam, as home prices posted the biggest percentage gain in more than two years in the latest reading of the closely followed S&P/Case-Shiller index.

The housing market is showing improvement in Western North Carolina and around the country. The index showed prices up 4.3% in October compared to a year earlier. That’s the best improvement since May 2010. But that earlier increase was due to a temporary spike caused by a homebuyers’ tax credit of up to $8,000 on homes purchased in late 2009 and early 2010.

This latest rise comes as the housing market has shown numerous other signs of recovery in recent months. A combination of near record-low mortgage rates, lower unemployment and a drop in foreclosures to a five-year low means there are more buyers interested in purchasing fewer available homes. That in turn has lifted prices.

How to Play the 2013 Housing Market

October marked the fifth straight month that the index has been up on a year-over-year basis.

The improvement in housing market fundamentals has helped to lift the pace of both home sales and home building. But even with the latest rise in prices, the index is still down 29% from the peak reached in June 2006.

The bounce back in prices likely will be another positive for both purchases and construction in the year ahead. Higher prices give current homeowners a better chance to sell their home and get the down payment they need on their next home purchase. They also encourage buyers who may have been on the sidelines because of uncertainty about home prices’ direction that now is the time to buy.

Of course, home builders will benefit from higher prices and increased demand. Major home builders such as PulteGroup (PHA), Lennar (LEN), KB Home (KBH), D.R. Horton, Inc. (DHI) and Toll Brothers (TOL) have all enjoyed better than a 50% rise in their stock price over the last 12 months, with PulteGroup’s stock nearly tripling in value.

The increases in volume of home values were widespread in this latest reading, with only two of the 20 cities tracked by index showing modest price declines from a year earlier. Prices were down a little more than 1% in Chicago and New York.

The greatest rise was in Phoenix, one of the cities hardest hit when the housing bubble burst. Prices in Phoenix were 21.7% higher than in October 2011.

The housing market is looking up so if you are looking to sell or purchase a home or investment property 2013 is the year!

Cadence Point is a intimate 31-home development located just minutes from downtown Brevard, North Carolina; one of America’s famous small towns.  Cadence Point, like Brevard manages the crafty procedure of honoring the past while looking forward at the same time. On one hand, Cadence Point is reminiscent of a classic neighborhood, with its inviting streetscape and homes that recreate a sense of Brevard’s architectural legacy. On the other, the entire community is designed for modern living, with a strong emphasis on sustainability.

The home designs of Cadence Point react Brevard’s architectural history, which was impacted by two important events: the arrival of Charlestonians in the late 1800’s and the area’s economic boom of the late 1930’s and 1940’s. As a result, homebuyers will see both low-country and craftsman style homes. While the styles are distinctive, they live well beside one another, as evidenced by Brevard’s classic neighborhoods, which are composed of both styles.

Cadence Point is located inside city limits so one can easily take advantage of existing parks, infrastructure and resources, instead of having to subsidize new ones in a suburban development.  Walk to your favorite restaurant or enjoy an evening shopping in one of Brevard’s unique boutiques.  In this community you will experience small town living with big town opportunities.

The mountains of North Carolina are the perfect setting for a holiday getaway. Located in scenic Western North Carolina, Brevard features the very best the area has to offer, from a relaxed, rural atmosphere to the conveniences of a modern city. Its pleasant, unhurried small-town environment is rich in natural beauty, cultural heritage, and social amenities. Brevard’s  close proximity and easy access to major metropolitan areas like Asheville, Charlotte, Greenville and Atlanta make it an ideal place to live or visit. If you choose to visit, instead of staying at a large, impersonal hotel, why not try one of Brevard’s bed and breakfasts for a unique and personal vacation experience?

The Red House Inn is located in downtown Brevard, with plenty of shopping and dining experiences available within walking distance. It is also within a short driving distance of several local attractions, including the Dupont State Forest, the Pisgah National Forest, and the Brevard Music Center. The house was originally built in 1851 as a general store, and has since served as a courthouse, railroad station, school, and family home. Daniel and Tracie Trusler purchased the building in 2007. They renovated the guest rooms, bathrooms, and plumbing; in addition, they added satellite television, refrigerators, coffee makers, new mattresses, and high speed internet. In spite of the modern conveniences and comforts, the Red House Inn maintains the period features of the house, including sash windows and pine floors. There are five rooms available, as well as three vacation houses. 266 West Probart Street  Brevard, NC  (828) 884-9349

The Inn on Main Street is also located in downtown Brevard, and is also within walking distance of both shops and dining. The Inn at Brevard began life as a private home built in 1885. It has been used as an inn since 1940, with the current owners filling it with an eclectic mix of antiques and works of art. There are six rooms in the main house, and eight more rooms in the annex. Each room is uniquely decorated and includes modern amenities. The inn is situated on 100 acres of land, which include one of the tallest privately-owned waterfalls in the Southeast. 315 East Main Street  Brevard, NC  (828) 884-2105

BREVARD RESIDENT MARLA CILLEY “THE FLYLADY”
AND HABITAT FOR HUMANITY
LAUNCH ”FLYLADY BUILD PROJECT”

Nationwide fund-raising effort rolls out with online campaign to build first FlyLady/Habitat house in
Transylvania County

BREVARD, NORTH CAROLINA (November 13, 2012) – In February 2012, Transylvania Habitat for Humanity made its first foray into social media when it launched its Facebook page. This week, with the help of Brevard resident and Habitat for Humanity International celebrity spokesperson Marla Cilley – aka “The FlyLady” – and a team of Habitat for Humanity software developers based in Atlanta, the western North Carolina Habitat chapter launches a social media-based fund-raising effort that is hoped will raise thousands of dollars for Habitat in the coming years. FlyLady Build Project is an online fund-raising campaign, championed by Cilley (home organization expert and best-selling author), with the objective of raising enough money to build one Habitat house in Transylvania County. “My hope is this will be the first of many houses we build across the country,” Cilley says. Indeed, long-term objectives of FlyLady Build Project are to help other local Habitat affiliates in the United States similarly raise money to build houses. “But today, I’m excited to get to work and watch the walls of this very first house go up, right here in my own hometown of Brevard,” Cilley adds.

The online link (www.share.habitat.org/flyladybuildproject) is closely integrated with social media platforms, including Facebook, Twitter and Pinterest. Visitors to the online donation page have the ability to post comments, view videos, share activity with friends, create fund-raising teams, and make donations.  The first phase of the project, kicking off today, is a 60-day campaign to raise $111,000, the amount needed to build one house in Transylvania County. “I hope we can build a whole subdivision of houses,” says Cilley with enthusiasm. “With support from our community here, and the our caring community of FlyBabies
around the world, I know we’ll succeed.”

In June 2012, Transylvania Habitat for Humanity celebrated the grand opening of its new ReStore thrift store at 690 Ecusta Road in Brevard. In October 2012, the chapter unveiled their redesigned web site (www.transylvaniahabitat.org). “It’s been a busy and blessed year for us,” says Don Campbell, Transylvania Habitat Board President. “We’re looking forward to next year, and very excited about the FlyLady Build Project launch. It’s yet another tool to help us raise funds to help provide decent, affordable housing for deserving families in our community.” Since 1984, Transylvania Habitat for Humanity has provided 53 partner families with homes that are purchased through interest-free mortgages.
